Buxton Property was formed in September 2019. The company was formed by two directors Gary Simmons and Philip Gifford. Philip has worked in property management for 20 years. Gary Simmons runs a successful property maintenance company, called Clearview. Over the last 30 years Gary has grown it into a team of 25 maintenance and trade workers, to cover all aspects of property maintenance. Both Philip and Gary saw an opportunity to create a company, which utilises both companies’ skill sets to provide a fully holistic property management service.

We aim to become the best property management company in the North East.We are a property management company specialising in residential and commercial property. We aim to provide a fresh approach to property management. Our ethos is to provide an exceptional level of customer service with fair, fixed and transparent fees in line with the RICS Professional Standards.

Buxton policies on residential fees

At Buxton Group we believe in transparency and fairness. Below is a list of fees that tenants may be charged in accordance with the Tenant Fees Act 2019:

Rent: The regular payment for occupying the property.

Tenancy Deposit: A refundable deposit capped at no more than five weeks’ rent if the annual rent is less than £50,000, or six weeks’ rent if it is £50,000 or more.

Holding Deposit: A refundable deposit to reserve a property, capped at no more than one week’s rent.

Payments for Early Termination: If the tenant requests to end the tenancy early, they may be liable for the landlord’s reasonable costs.

Payments for Variation, Assignment, or Novation of a Tenancy: Capped at £50 or the reasonable costs incurred if higher.

Payments for Utilities and Services: Including gas, electricity, water, communication services, TV licence, and Council Tax.

Default Fees: For late payment of rent or replacement of a lost key/security device, if required under the tenancy agreement.
